Terms of use
1. Who we are
Home Sublet runs a platform that connects people with a flat to sublet to people looking for one, in Tel Aviv and Jerusalem. We don't own the flats, we don't hold keys or money, and we don't sign the sublet on anyone's behalf. The agreement is between the renter and the host.
2. Using Home Sublet
You need a verified phone number to book or to host. You agree to use the platform honestly: real photos, real dates, real identity. Fake listings, listings copied from other sites, and unauthorised bots are grounds for removal. One account per person, one person per account.
3. Money
Home Sublet does not process payments in the current version of the platform. Rent and the deposit are settled in cash (or by a local transfer both sides agree to) when the keys change hands. Get a signed receipt for every payment. If payment through the platform is added later, it will come with its own annex.
4. Cancellations
Cancellations follow the cancellation policy. Because Home Sublet holds no escrow, that policy sets out what is owed by whom between renter and host. Home Sublet moves no money, but we record every cancellation in our log, so both sides have a clean record.
5. Disputes
If a booking goes wrong, either side can open a dispute from the booking page. Someone from the Home Sublet team reads both sides within one business day. Our decision is not binding: we are not a substitute for Israeli consumer protection law or the small claims court. If that's the right route, we'll say so.
6. Rules of use
Discrimination on the basis of a protected characteristic is prohibited (see the nondiscrimination policy). Harassment is prohibited. Home Sublet may not be used to arrange meetings unrelated to a genuine sublet of a flat. Other users' private contact details may not be passed around outside the in-app messaging.
7. Liability
Home Sublet is provided as-is. We are not responsible for the condition of any flat, for disputes between the parties, or for the conduct of guests or hosts. Insurance is on you: for a long stay, contents cover is worth considering.
8. Changes
We'll update these terms as the product grows. We email every account about any material change. Continuing to use Home Sublet after the effective date counts as accepting the updated terms.
9. Governing law
These terms are governed by the law of the State of Israel. The courts of Tel Aviv-Yafo have jurisdiction over any formal dispute.
